A comprehensive market analysis of comparable properties is designed to assist you in determining the correct listing price for your home.  By carefully studying the comparable property locations, features, and terms under which they are offered, we can develop a clear picture of the potential market for your property.

A comparative analysis is based strictly on homes that can be considered similar to yours and is divided into three categories.  Data is collected from property listings that are actively for sale, currently in a pending contract, and have recently sold.


·        Active properties

By looking at properties currently listed, we can see exactly what alternatives a serious buyer has to choose from.  We can confirm your home is priced competitively based on the competition and not over priced.


·        Pending contract properties

By looking at homes that have an accepted contract, but have not yet closed, we can see what is happening in the market now.


·        Sold properties

By looking at similar properties recently sold, we can see what homeowners have actually received over the last few months.  Other data including the average days on market, sales price vs. original listing price, and other concessions the seller made in successfully selling their home.
